Beulah will typically gain exposure to the Property Sector via listed property securities, which may be through individually selected ASX listed property securities, managed funds or ASX listed Exchange Traded Funds (ETFs).
Consistent with our investment process, Beulah assesses the short and long term risks of the opportunities available, and applies a filtering process to derive a group of property securities based on the groups key selection criteria and investment process outlined for ‘Australian Equities’. However, when assessing opportunities within the listed property securities universe, Beulah adopts further specific criteria within its selection process that focus on those attributes unique to this sector.
This includes consideration of:
• the trust’s structure and its business model
• the trust’s level of gearing, duration and terms of borrowings on the properties
• capitalisation rates
• rent and tenancy profiles including leasing terms and duration
• geographical location.
